These Terms of Service govern the use of the MS-Property platform, provided by Σιατερλής Σπ. Μιχαήλ (VAT 039020966), based at Κέκροπος 77, 15125 Μαρούσι, Greece. By creating an account or using the service, you accept these terms.

1. The service

MS-Property is a software platform (SaaS) for short-term rental management, including management of properties, bookings, tasks, expenses, team, a public booking site and optional add-on services.

2. Account & approval

An account is required to use the service. New accounts may be subject to approval before activation. You are responsible for keeping your login credentials confidential and for all activity on your account.

3. Subscriptions, packages & payments

The service is offered on a subscription basis with optional add-ons/packages. Payments are processed via Stripe. Charges are recurring according to the selected plan. Prices may be adjusted with prior notice.

4. User obligations

You agree to use the service lawfully, not to infringe third-party rights, and to ensure that data you enter (including guest details) is collected and used lawfully. Regarding your own customers'/guests' data, you act as the data controller.

5. AI assistant

The service includes an optional AI assistant. Its responses are generated automatically and may not always be accurate; they do not replace official booking or price confirmation. Conversations are recorded as described in the Privacy Policy.

6. Availability & support

We make reasonable efforts to keep the service running, without guaranteeing 100% availability. Scheduled maintenance may occur.

7. Limitation of liability

The service is provided "as is". To the maximum extent permitted by law, we are not liable for indirect or consequential damages, data loss or lost profits. You are advised to keep your own backups of critical data.

8. Termination

You may stop using the service at any time. We reserve the right to suspend or terminate accounts that violate these terms. Upon deletion, the Privacy Policy governs the handling of data.

9. Governing law

These terms are governed by Greek law. The courts of Athens shall have jurisdiction over any dispute.
