This Privacy Policy explains how Σιατερλής Σπ. Μιχαήλ (VAT 039020966), based at Κέκροπος 77, 15125 Μαρούσι, Greece ("we", "the Company" or "MS-Property"), collects, uses and protects your personal data through the MS-Property platform, in accordance with the General Data Protection Regulation (EU) 2016/679 (GDPR) and Greek law.

1. Data Controller

The data controller is Σιατερλής Σπ. Μιχαήλ, Κέκροπος 77, 15125 Μαρούσι, Greece. For any matter regarding your personal data, contact us at support@msproperty.gr.

2. Data we collect

Account data (owners/managers): name, email, phone, business details and password (stored encrypted).

Property & booking data: property details, bookings, guest names and contact details entered by you or submitted through the booking site.

Payment data: payments are processed via Stripe. We do not store card details on our servers.

AI assistant (chatbot) conversations: when a visitor uses the assistant on a booking site, conversations are recorded and stored, to improve the service, for support and record-keeping. Visitors are informed within the chat window.

Technical data: usage data and basic technical information necessary for the operation and security of the platform.

3. Purposes & legal basis

We process data to: provide and operate the service (contract performance), manage subscriptions and payments (contract / legal obligation), provide support and communication (legitimate interest), and improve the service (legitimate interest). Where required, processing is based on your consent.

4. Sharing with third parties

We share data only with providers essential to the service: Stripe (payments), an email service provider, and Anthropic (processing of AI assistant conversations). These act as processors and are bound by their terms. We do not sell personal data.

5. Retention

We retain data for as long as your account is active and as required by law (e.g. tax obligations). AI assistant conversations are kept for a reasonable period and deleted when no longer needed. After account deletion, data is deleted or anonymised, except where retention is legally required.

6. Your rights

You have the right to access, rectify, erase, restrict, object to and port your data, and to withdraw consent. To exercise your rights, contact support@msproperty.gr. You also have the right to lodge a complaint with the Hellenic Data Protection Authority (www.dpa.gr).

7. Security

We apply appropriate technical and organisational measures (password encryption, secure connections, access control, per-client data isolation) to protect your data.

8. Cookies

We use essential cookies for the operation of the platform (e.g. keeping you logged in). We do not use third-party advertising cookies.
